
Living close to a tourist attraction can boost your home's value by up to 169% - and none of the top 15 are in London. Insurance broker Alan Boswell analysed the impact attractions have on the housing market, discovering which increase property value the most.
Topping the list is Compton Acres in Dorset. The average house price in the wider area is around £322,000, compared to a staggering £865,000 within a one-mile radius of the attraction. Living near the 105-year-old gardens, filled with trails and waterfalls, can boost property value by 169%. Next up is Harewood House in West Yorkshire. The country house increases property values by around 123%, with house prices in the wider area averaging at £222,500 compared to £495,000 for houses within a mile radius. The house is featured in multiple TV shows, such as Downton Abbey, Victoria, and Emmerdale.
In third place is Durham Cathedral in County Durham, where house prices can be increased by 100% due to proximity. House prices in the wider area typically cost around £150,000, but houses within a mile radius of the cathedral are typically worth £300,000. The cathedral, built in the 11th century, welcomed almost 730,000 tourists in 2019 and was a location for Elizabeth, the first two Harry Potter films, Snow White and the Huntsman, and Avengers: Endgame.
Joint fourth place was taken by two animal parks - Woburn Safari Park and Whipsnade Zoo, both in Bedfordshire. Living within a one-mile radius of either can increase property value by 86% - £631,625 from £345,000 near Woburn Safari and £640,000 from £345,000 near Whipsnade Zoo.

Popular attractions drive high footfall, which increases the demand for short-lets and increases rental opportunities.
"This is even more impactful if attractions have a year-round appeal, as it can generate interest beyond the typically popular summer season. This is a very fine balance; if you get it right, your property value can see a significant rise and rental returns can outperform the wider market."
